6. Use of Premises

7. Maintenance and Repairs
- Tenant must keep the premises clean and in good condition.
- Minor repairs up to €100 per incident are the Tenant’s responsibility (cumulative yearly limit applies).
- Major repairs are the responsibility of the Landlord.

8. Termination
- This is a fixed-term lease. Early termination is only allowed with mutual agreement or for cause.
- Any early termination notice must be in writing.
- Upon termination, Tenant must return the property in its original condition, minus reasonable wear and tear.

9. Inspection and Handover
- An inspection will be conducted at move-in and move-out.
- A signed protocol (Übernahmeprotokoll / Übergabeprotokoll) shall be completed for both.

10. Governing Law
This Agreement shall be governed by the laws of the Federal Republic of Germany.
